Residential Conveyancing

All residential conveyancing services are carried out by solicitors who have extensive experience in the area and specialise in all types of conveyancing transactions including unregistered land, lease extensions, purchasing of freehold reversions, shared ownership and New builds.  We are also accredited under the Law Society Conveyancing Quality Scheme (CQS).

 

Our quote is estimated on the basis that the property is registered with the Land Registry. In addition to the property being registered the quote assumes that there are no major defects which need to be resolved before the property can be sold/ purchased and the additional fee for these services would need to assessed depending on the particular defect. All additional costs would be provided in writing and agreed beforehand.

 

The conveyancing process can be as quick as 6 weeks but some transactions can be in excess of 6 months. Currently the National average timescale for a Conveyancing Transaction is 8- 10 weeks. However, here at Equilibrium Law, we aim to complete your conveyance in as quick as time as is possible.

 

The fees provided are an average only so please contact us so that we can supply you with a written fully comprehensive no obligation quotation and at the same time answer free of charge any questions that you may have relating to the matter.

 

Purchase of a freehold property

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (SDLT) if the property is in England, or Land Transaction Tax (LTT) if the property you wish to buy is in Wales.  If you require a mortgage we charge a separate fee for acting for the lender.

 

 Our Fees for the purchase of a freehold property:

·  Legal fee – dependent on price of property, please see below table –

·  £0 – £99,999 – £495 + VAT at 20% which is calculated at £99

·  £100,000 – £199,999 – £500 + VAT at 20% which is calculated at £100

·  £200,000 – £299,999 £550 + VAT at 20% which is calculated at £110

·  £300,000 – £449,999 £595 + VAT at 20% which is calculated at £119

·  £450,000 – £599,999 £650 + VAT at 20% which is calculated at £130

·  £600,000 – £749,999  £695 + VAT at 20% which is calculated at £139

·  £750,000 + Price on Application

Additional legal fees that may be payable:

·  Preparation of Stamp Duty/Land Transaction Tax Form – £50 + VAT at 20% which is calculated at £10

·  Telegraphic transfer fee £40 + VAT at 20% which is calculated at £8

·  Leasehold Fee- If the property is Leasehold there is an additional fee of £100 plus VAT at 20% which is          calculated at £20

·  Leasehold additional Fees- When buying a leasehold property the management can charge additional fees      which is set out in their Management pack once the transaction commences.

·  Search fees approximately £160 dependent upon local authority (No VAT)

 Sale of a residential property

Our fees cover all of the work required to complete the sale of your property, including matters such as redeeming your current mortgage.

Our fees:

·  Legal fee – dependent on price of property, please see below table –

·  £0 – £99,999 – £495 + VAT at 20% which is calculated at £99

·  £100,000 – £199,999 – £500 + VAT at 20% which is calculated at £100

·  £200,000 – £299,999 £550 + VAT at 20% which is calculated at £110

·  £300,000 – £449,999 £595 + VAT at 20% which is calculated at £119

·  £450,000 – £599,999 £650 + VAT at 20% which is calculated at £130

·  £600,00 – £749,999  £695 + VAT at 20% which is calculated at £139

·  £750,000 + Price on Application

Additional Fees and Disbursements that may be payable on the sale of a residential property; 

·  Land registry disbursements for obtaining title deeds – £3 each per title document.

·  Telegraphic Transfer fee £40 + VAT at 20% which is calculates at £8

·  Leasehold Fee- £100 plus VAT at 20% which is calculated at £20

·  Leasehold Management Fees- When selling a leasehold property you will be required to purchase a Sales        Pack which is produced to the buyers solicitors. This fee can be obtained from your management company      together with any other costs.
